With its love for European art and architecture, property giant Megaworld will build Firenze, its ninth residential tower inside the 72-hectare Iloilo Business Park (IBP) in Mandurriao, Iloilo City! The 22-storey edifice is inspired by Florence, the capital of Tuscany Region in Italy. A heritage city, Firenze, in Italian, is famous for its culture, Renaissance art and architecture and monuments, such as Galleria degli Uffizi where Botticelli’s Venus is stored, Michelangelo’s David at Galleria dell’Accademia, Palazzo Pitti, Fountain of Neptune in Piazza della Signoria and Piazza del Duomo, among others.
Firenze will boast of 415 “smart home” units equipped with wireless smart home system that residents can access and control remotely via a smartphone app. It is the first residential tower in IBP that will have Junior One Bedroom (up to 32 square meters) as the smallest unit layout. Other unit layouts include June One Bedroom with Balcony (up to 34 square meters), One Bedroom with Balcony (up to 48 square meters), Executive One Bedroom with Balcony (up to 51 square meters, One Bedroom Loft (up to 57 square meters), One Bedroom Loft with Balcony (up to 60 square meters, Two Bedroom (62 square meters), Two Bedroom with Balcony (up to 81 square meters), Two Bedroom with Deck (up to 90 square meters, Three Bedroom Loft (108 square meters, and Three Bedroom Loft with Balcony (132 square meters).
At the northern portion of Megaworld Boulevard, Firenze will be situated next to The Palladium, and walking distance to and from Festive Walk Mall, Festive Walk Parade and Iloilo Museum of Contemporary Art (ILOMOCA).
“We have chosen Florence as the inspiration of the new development because of its charm and interesting character that truly reflect what Iloilo Business Park has become through the years,” according to JENNIFER PALMARES-FONG, first vice president for sales and marketing of Megaworld Visayas. “This is the first time that we have a particular city as an inspiration for our condo in the township – not just Italian but truly Florentine.”
The façade of Firenze will feature classic-inspired Italian architecture. It will integrate columns, arches, decorative ironworks, and baluster railings to highlight symmetry and proportion in the design. On the other hand, the entire tower will reflect a modern contemporary look that will blend perfectly with its classic and elegant design elements.
The interiors will have an airy gold and marble-accented lobby which will be complemented by bold black and white floor tiles for a modern touch on the well-loved traditional roman design theme.
The fifth level will see residents enjoying top-notch amenities. It will be highlighted by Italian-inspired outdoor pools for adults and children, and pool deck surrounded by shrubs, vines, and medium-sized trees. Outdoor Jacuzzi, symmetrical garden, pavilion, children’s playground, outdoor fitness area, function hall with its own dry pantry and preparation area, fitness center with yoga room, game room, private dining room, and daycare center are the other perks Firenze will provide.
At the 21st floor, future residents will also enjoy relaxing with family and friends at its outdoor lounge.
“A variety of green and sustainability features will also be integrated into Firenze,” enthused Ms. FONG. “These include low flow rate fixtures to promote water consumption, occupancy sensors in hallways that help conserve energy, high energy efficiency rating for major equipment, rainwater harvesting and reuse system, and its own material recovery facility.”
Megaworld expects to generate P4 billion in sales from Firenze, which is scheduled to be completed in 2028.
Aside from Firenze, Megaworld has already launched six (6) residential developments inside Iloilo Business Park, which are One Madison (three towers), Lafayette Parksquare, The Palladium, Saint Honoré, Saint Dominique, and The Pinnacle.
The township has 11 office buildings offering 182,000 square meters of leasable offices spaces. Three of which are still under construction. It also boast of two first-class business hotel: 149-room Richmonde Hotel and 326-room courtyard by Marriott Iloilo; the iconic Iloilo Convention Center; Festive Walk Mall and Festive Walk Parade; and the IBP Transport Hub.
The 405-room Belmont Hotel Iloilo will soon rise inside IBP. It is the township’s third hotel development.
Besting some integrated urban developments in Asia, Iloilo Business Park won the coveted Best Township Development award at the Asia Property Awards by PropertyGuru held in Bangkok, Thailand in 2018.
